This 1954 apartment building, originally designed by Eric Cumine high above Hong Kong’s Happy Valley, had never undergone any renovation works before we were commissioned. Our scope comprised the redesign of fifteen 2-4 bedroom luxury apartments, the residential common areas, gymnasium, external façades, car parks, driveway and hard landscaping.
Our key endeavour was to sensitively rejuvenate this historic edifice; exploring ways to integrate Cumine’s historical horse-racing inspired features within a contemporary environment, such as the intricate terrazzo and tile works in the lift lobbies and decorative screen at the ground floor entrance. These we complimented with a muted palette of natural materials in the apartments, the external façade and landscape to provide a bright and breezy environment for the new tenants to fill with life.
Much of the 12 months of construction were used to carefully renovate the 70-year-old structure, strip-out and re-assemble the building services and replace all fenestration to bring this apartment block to 21st-century standard.
